PURPOSE
The Woodside Park Units 2, 3 & 4 Declaration of Covenants, Conditions and Restrictions (CCRs), adopted in March 1976 by the original land owners and Woodside developers, established an Architectural Control Committee (ACC) (also referred to as The Committee).The Committee’s purpose is to “maintain…within [Woodside Units 2, 3 & 4] a style and nature of building design which is homogeneous with and complimentary to the environmental setting of the subdivision”. The CCRs apply to all platted lots within Units 2, 3 & 4.
The primary role of the ACC is to review and approve all plans for construction, additions to, improvements or alterations of any structure on lots within Units 2, 3 & 4. (Note: an ACC review is not required for any internal remodeling of an existing home or other structure). The purpose of the review is to ensure submitted plans comply with the CCRs. Please contact The Committee (members listed above) if you are considering any type of improvement on your property (a new fence, addition, new roof, new outbuilding such as a shed, detached garage, a barn or just a new coat of paint).
As for CCR enforcement, the ACC is not empowered to take direct action. Instead, the CCRs were written so that purported violations would be settled between neighbors in a court of law. The ACC will make every effort necessary to prevent such an event from occurring. However, since the CCRs were written, both Jefferson and Park Counties have adopted numerous Land Use Regulations (LURs) and other ordnances, many of which supersede our CCRs. Although Jeffco and Parkco courts will not enforce our CCRs (outside of a neighbor vs neighbor dispute as mentioned above), they will be used by County agencies to take appropriate action against any accused LUR violator. As part of an ACC review of your plans, any ACC approval will be noted for you to contact the appropriate County Planning, Building and/or Zoning Office. Doing so will ensure your plans and project comply with applicable county LURs and make any visit from a County Enforcement Officer a more enjoyable experience.
