​Woodside Park Units 1, 2, 3, 4 HOA – Organizational Disclosure Information

This page for informational purposes only by the Woodside Park Homeowners Association (HOA), serving properties located in Woodside Park Units 1, 2, 3, and 4, Jefferson and Park Counties, Colorado. The intent of this page is to accurately describe the structure, scope, and limitations of the HOA and to distinguish it from other entities operating within the community.

Woodside Park Units 1, 2, 3, 4 HOA

​Homeowner Optional Participation

The Woodside Park HOA is a voluntary social association. Membership is optional. 

Woodside Units 2, 3 and 4 were initially developed in the late 1970s.  At that time, a set of covenants governing development within the community, and a Homeowner Association was organized.  At a general membership meeting in 2019, it was decided to allow homeowners within Woodside Unit 1 to join our HOA. 

Voluntary annual dues are currently $50 per household for members who elect to participate.

The HOA does not:
  • Impose mandatory assessments
  • Enforce covenants or restrictions
  • Conduct architectural or design review
  • Regulate land use, construction, or improvements
  • Exercise authority over easements or property boundaries

The insurance held by the HOA is liability insurance for our equestrian center.

Equestrian Center​

​Homeowner Optional Participation

The equestrian center (arena, round pen, and stalls) is owned by the HOA. Use of the equestrian center is limited to HOA members in good standing, including Unit 1 members who elect to join the HOA, and their accompanied guests, subject to posted rules and availability.

Architectural Control Committee (ACC)​

Homeowner Required Participation

The Architectural Control Committee (ACC) helps maintain the character, safety, and long-term value of the neighborhood by reviewing proposed exterior improvements for consistency with established community guidelines.

The Woodside Park HOA is separate and distinct from the Architectural Control Committee (ACC). While membership in the HOA is voluntary, all lots in Units 2, 3, and 4 (excluding Unit 1) are subject to mandatory covenants administered by the ACC. Matters related to covenants, architectural review, easements, property boundaries, and trail governance fall under the authority of the ACC.

Covenants for Unit 1 have lapsed. Units 5 and 6 are governed by a separate mandatory homeowners association with its own covenants and operate as a more traditional HOA.

All trails within Woodside Park are located in Units 2, 3, and 4 and are operated and overseen by the ACC. Trail access is limited to property owners in Units 2, 3, and 4 and their accompanied guests. Unit 1 residents do not have trail access unless expressly authorized by the ACC.

Woodside Park Water Users Association (WPWUA)​

Homeowner Required Participation

The Woodside Park Water Users Association (WPWUA) is a separate legal entity from the HOA. Participation in the annual water survey is mandatory, and a nominal annual fee applies for outdoor water usage.

The HOA does not maintain governing documents typically associated with mandatory common-interest communities.

The HOA does not:
  • Prepare annual operating budgets
  • Maintain reserves, and therefore no reserve studies
